Just some updated information for you, from the tax records in GA. The Gwinnett county sales, as recorded through the month of February of this year, are as follows:

Obviously we are in a down market, however, there are many homes that are being sold. These figures are updated a month in arrears, so the March figures will be out shortly. Please feel free to contact me for updated figures at anytime. As well, if your home falls in a different county, I can email you the current figures for your county.
You will note that the condo market has taken a huge hit this year, over last year.
What does this all mean to you? If you are considering selling, yes it is slow, however, homes are still selling! The majority of the homes selling in these early stages of this year are the reduced foreclosures and short sales, as they are the best bargain. On the bright side of it, we are at least moving them off the market as the figures above show.
If you are considering buying, or know someone who is, there are plenty of homes on the market to chose from. The median sales price has decreased slightly, but not to the extent that it has in other areas nationally. The Atlanta market was not in an overpriced “bubble” going into this slowdown.

When selling a home, always keep an eye on detail to the exterior of your home. The “curb appeal” is a make or break in obtaining a showing. With listings so easily searchable on the internet, drive-by’s are almost always a preliminary step in selecting which homes a buyers wants to view. Fresh paint, pressure washing, mulch, fresh flowers, freshly mowed, fertilized and weed free lawn, uncluttered porches, driveways etc., go a long way in making a home look inviting enough to not only view, but WANT to live in. Keep an eye on your surroundings as well, it might be time to talk with your neighbors about doing the same, or placing a call to your HOA if available. A well kept home and neighborhood will always be the first home to sell! Have a great spring!
